Tours and visits
How do I tour an apartment and check out the community?
We’d love to show you around! For in-person tours, you can book one directly on the website, or contact our leasing office to schedule a tour. Please bring your ID to the tour.

Application and Leasing
How do I apply for an apartment?
Once you have found your desired floorplan on our website, you can submit an application via our online portal. Or just give the leasing office a call, they are happy to answer any questions you may have.
What documents do I need to provide for the application process?
You'll need to provide a valid ID and proof of income to start your application. These documents help us verify your eligibility and ensure a smooth leasing process.
What are the income requirements to qualify for an apartment?
To qualify, your income should be at least three times the rent amount, and a credit score of 650 or higher is required. If your income or credit score falls short, you may still be approved with additional conditions.
What is the lease term for the apartments?
We offer flexible lease terms ranging from 13 to 18 months, giving you the freedom to choose what best suits your needs. We also offer affordable housing for income-qualified tenants with 12-month lease terms. Ask us today about available units.
Can I sublease my apartment?
No. We do not allow subleasing to ensure the comfort and security of all our residents.
Is renter's insurance required?
Yes, renter's insurance is required to protect your belongings and provide peace of mind. Each applicant must be on the insurance policy. For more information, please contact our leasing team.
How do I renew my lease?
Our team will send you a notice for renewal 90 days before your lease expiration. To renew your lease, please send us an email indicating your desire to renew at least 60 days before your lease ends, and we will provide you with an updated lease agreement. We would be sad to see you go but if you do not wish to renew your lease, we will provide you with move-out instructions, your final move-out date, and your final balance owed.
Does The Blockyard offer affordable housing options?
The Blockyard offers select income-based affordable units, with rental rates set not to exceed 30% of the published 50% Median Family Income (MFI) Limit. The City of Austin publishes an updated MFI each year, so the rental rates for affordable units will reset annually. Please contact our leasing office for additional details.
Move-In and Move-Out Support
Are there move-in or application fees?
Yes, an application fee is required to apply for an apartment. Please contact the leasing office for the current fee structure and move-in promotions.
Are there services to help with the move-in process?
The Blockyard provides access to elevators and loading docks to assist with your move. The leasing office also has some moving dollies available for check-out. Please coordinate with the leasing office to schedule your move-in.
Are there any restrictions on decorating or modifying the apartment?
You're welcome to decorate your apartment to make it feel like home! However, if you wish to make any modifications, please seek approval first. You are responsible for any damages which will be deducted from your security deposit.
What happens if I need to break my lease?
If you need to break your lease, please contact the leasing office. They will guide you through the available options, which may include early termination fees and other conditions based on your specific situation.
How much notice is required before moving out?
The leasing team will contact you 90 days before your lease is almost up. A 60 days' notice is required before moving out. Be sure to submit your notice in writing to the leasing office.
What is the process for moving out?
When you're ready to move out, please return your keys to the leasing office during office hours so we can process your move-out on the same day. We cannot complete your move-out until we have received the keys. Once you are out of the unit, the team will inspect the unit and determine any damages and repairs required.
How long does it typically take to receive the security deposit refund?
A refund will be issued within 30 days of moving out in the form of a check.
Fees and Payments
How much is the security deposit, and when is it due?
The security deposit is based on the type of apartment: $150 for a studio/one-bedroom, $250 for a two-bedroom, and $350 for a three-bedroom. It is due when you apply for your new home.
Are utilities included in the rent?
Utilities are not included in the rent and are billed separately, allowing you to manage your usage and expenses independently. Residents need to set up their utilities prior to moving in.
Which Wi-Fi providers can I use?
You can choose from AT&T, Spectrum, or Google Fiber for your Wi-Fi/Cable services.
How can I pay my rent?
You can pay your rent conveniently through BILT in our resident portal. We accept online payments via credit card, debit card, or bank transfer. For more details, contact the leasing office.
Are there other fees, such as monthly amenity fees or technology fees?
No, We do not charge monthly amenity fees or technology fees.
Parking
Is parking available? Is there an additional fee for parking?
Yes, we offer garage parking with a secured residential parking section. We use Metropolis parking system to monitor parking (if you have parked at the Trader Joe’s garage at Seaholm downtown, it’s the same system!) Residents are required to register their vehicles with the Leasing Office upon move-in to park in the secured residential section (L2-L5). Visitors and guests can park in the public section (LL1 to L2) at the published rate (currently $2/hour, max $10/day, subject to future changes). For specific Metropolis sign-up and parking instructions, please contact the leasing office and refer to our Community Policy.
For studios, your first parking spot is $50/month. For all other unit types, your first parking spot is free. A second spot is available for a $80/mo fee and is subject to availability.
Are there any restrictions on overnight guests?
Overnight guests are welcome, but if they park inside the garage, they must park in the public section and pay as indicated by the signage on the wall to avoid citations (currently $2/hour, max $10/day, subject to future changes).
Are there EV Charging stations?
Yes, we have 4fast-charging ChargePoint stations available for resident use.
Maintenance and Requests
How do I submit maintenance requests?
Maintenance requests can be submitted through our RentCafe Resident Services portal or our Resident app at any time. For urgent issues, please call our emergency maintenance team at (512) 661-0060, available 24/7 to ensure timely assistance.
How quickly are maintenance issues addressed?
Non-emergency maintenance requests are typically addressed within 1-2 business days. Emergency issues, such as water leaks or electrical problems, receive immediate attention.
Pets
Do you allow pets in the apartments?
Yes, The Blockyard is a pet-friendly community, allowing both cats and dogs. Some breed restrictions may apply, so please check with the leasing office for details.
Is there a pet deposit or a monthly pet fee?
Yes, there is a required pet deposit along with a monthly pet fee. The exact amount depends on the type and number of pets. Contact the leasing office for specific fees.
What is the pet policy for specific breeds or sizes?
Certain dog breeds are restricted at The Blockyard, and size limits may apply. Please contact the leasing office to learn more about the breed and weight restrictions.
What onsite amenities do you offer to accommodate pets?
We have a pet-friendly resident lounge that faces directly at the adjacent dog park! You can bring your pets while hanging out at the lounge. We also have an on-site pet wash station just outside the lounge. Check out our full amenity offering here.
Amenities and Facilities
What amenities are available in the complex?
The Blockyard offers various community amenities, including a dedicated co-working lounge, a 24/7 self-service convenience market (“mini-market”), a resort-style pool, multiple BBQ and grill stations, a 24/7 fully equipped gym with yoga and barre area, and on-site bike storage rooms. There is also a pet-friendly lounge connected to a half-acre on-site park, including a pet park!
Are there laundry facilities in the complex?
Yes, all apartments are equipped with in-unit, full-size washer and dryer facilities for your convenience.
Is there bike storage available on the property?
Yes, The Blockyard offers secured bike storage onsite, located on levels 3, 4, and 5 in the garage. Your resident key fob is required to access these secured areas. We are located in one of the most bikeable neighborhoods in Austin, with protected bike lanes alongside our property. Check out the Austin Bike Map, which shows all the bike trails near us!
Do the apartments have high-speed internet access?
All apartments are pre-wired for high-speed internet access. Residents can choose from Google Fiber, AT&T Fiber, and Spectrum. To install Wi-Fi in-unit, residents should schedule appointments with the provider of their choice directly. We happily provide high speed WiFi in the common areas free of charge.
How does package delivery work?
Package deliveries are accepted at The Blockyard in our secured mail and package room located on Level 1. You can collect your packages 24/7 from the designated package room through the Luxor l system.
What floor plans are available at The Blockyard?
The Blockyard offers a range of floor plans, including studio, one-bedroom, two-bedroom, three-bedroom apartments, and 2-story live/work townhomes. We also offer income-based affordable housing units, contact us to learn how you may qualify for those units (check out our Floor Plans page to see the latest available units). .
Do you offer virtual tours of the apartments?

Are furnished apartments available?
No, The Blockyard does not offer furnished apartments at this time. However, contact our leasing office today to inquire about select units that include kitchen and bath items.
Community and Lifestyle
Are there any community events or activities organized?

Are there quiet hours in the community?
Yes, quiet hours are observed from 10 PM to 8 AM to ensure a peaceful environment for all residents.
How do I report a noise complaint?
If you need to report a noise complaint, please email us at blockyard@willowbridgepc.com so we can address the issue promptly and ensure it is documented.
What nearby schools or childcare facilities are available?
The Blockyard is located near several schools and childcare options. Some of the nearby schools include East Austin College Prep and Maplewood Elementary School. There are local options for daycare facilities, like Little Tiger Learning Center.

The Blockyard is centrally located in the most desired part of East Austin on Alexander Ave, near MLK Blvd and Manor Road.
Light rail: The Blockyard is conveniently located right next to the MLK light rail station, serving the Red Line between Downtown and Leander. The light rail can easily take you to downtown Austin or to the Domain and Q2 Stadium. Check out the light rail map to fully take advantage of our public transport!
Biking: Along the building on Alexander Ave., there is a newly constructed bike path that easily connects to downtown and other parts of Austin with easy access to the Eastlink Trail. Check out the Austin Biking Map to explore all the biking trails our neighborhood has to offer!
Walking: The Blockyard is located in the safe and walkable part of East Austin. Located between MLK Blvd. and Manor Road, all the trendy and fun spots are a short walk away. Check out our neighborhood map for a list of local recommendations!
Driving: The Blockyard is one short drive away from all the major attractions. UT Austin (Hook’em!) is a 6-minute drive away; downtown Austin is 8 min away.
